Dear Neighbor,
This month was a whirlwind of sunshine, heat, excitement and progress! Between home tours, consultations and late-night home searches, I was constantly reminded how much I love getting to know people better, so I can more easily champion them through big “puzzles” and transitions! As always, August carried that unique back-to-school energy from fresh notebooks, new routines, and the sense of starting something new.
In September, and in real estate, it’s really no different. This is the season when many families realize they need to make more strategic moves to settle into a new home before the holidays. Why?
-Kids being back in school means families need stability-The fall market has strong activity with buyers & sellers feeling more urgency-Closing before the holidays = less stress in November + December
If you’ve been on the fence, early fall gives you the perfect window to make your move. There’s still time to find your home, negotiate to spend less, and settle in before the busy “Berr” months completely take over. I’m here to help you make it happen, with strategy and confidence!

Galveston County is favoring buyers, Harris County is balanced but quick-moving in hot spots. No matter your goals, there’s an opportunity if you play it strategically. Here’s where the numbers landed this month:
Galveston County-Median Sale Price: ~$400,000 (down ~11% YoY)-Inventory: ~17 months (buyers have the upper hand)-Days on Market: 120–150 days average-Trend: Strong buyer’s market: Great for folks relocating before the school year
Harris County-Median Sale Price: ~$355,000 (slightly up YoY)-Inventory: Up 12% YoY, creating more balance-Days on Market: ~32 days average-Trend: Still competitive in central Houston, but the suburbs show more breathing room
Pro Tip: September brings even bolder and more motivated buyers and sellers than in summer. If you’re ready, jump in! You’ve got to play to win!
